Landlord Guide

Offering your property for rent can often be a daunting prospect, but when handled properly, it should lead to steady returns on an investment that is only ever likely to increase in value. That is why Baker and Chase put a lot of importance on correctly managing our client’s properties, ensuring we source the right tenants, form the correct agreements and have the best personnel on board to ensure the smooth management of your property.

We offer two options for clients wishing to rent out their properties and we’d be happy to discuss with you what one is most likely to suit you:

Tenant Finding Service

We have countless conversations on a daily basis with applicants looking for rental properties across North London. We understand exactly how important finding the right tenant can be and how much time, money and energy can be saved if we get it right from the outset. Once we have ensured you and your property are compliant and up to date with the latest certificates and regulations, we will source and reference the tenant(s), arrange for the creation and execution of the tenancy agreement and collection of the tenants initial monies.

Management Service

Our most comprehensive and unsurprisingly our most popular lettings service. Our management service is designed to offer complete peace of mind. As well as incorporating everything that’s in our Tenant Finding Service, we take care of all the monthly administrative tasks such as registering deposit monies and collecting rent. Organising Check-in’s and Check-out’s as well as mid-term inspections and most importantly our Management Service deals with any emergency maintenance issues 24 hours a day, 365 days year, hopefully leaving you to sit back and collect your rent.

Client Money Protection

We are proud to say that we are also members of the Client Money Protection Scheme (CMP) Reg No: CMP002707

Instant Online Lettings Valuation

We offer instant online lettings valuations, just enter your postcode for an indication of what rental you can achieve for your rental property. It’s free so you have nothing to loose.
